New year, new home?

2022 is here, and with it comes the fresh start offered by a brand-new year.

Whether you have made any new year’s resolutions or not, many people are thinking about changes they’d like to make this year. For most, those changes might involve hitting the gym, eating a healthier diet or changing a bad habit. But are you one of the few people considering bigger changes?

If you’re stuck in a rut in your current home, need more space, want to be closer to family, or crave a shorter commute, then moving house might well be your goal for this year.

If that’s the case, as with any other resolution, you need to put a plan of action in place if you want to succeed.

1.      Firstly, get your finances in order. Set a realistic budget, calculate your monthly repayments to ensure they will be manageable, and if possible, get your financing in place before you even start looking for properties.

2.      Set out your non-negotiables. How many bedrooms do you need? Do you want a ‘fixer-upper’ or something you can move straight into? What area do you want to be in? This is a great exercise to help you work out what’s really important to you. However, be careful not to go overboard on your non-negotiables, otherwise you might find you’re looking at a very small pool of properties.

3.      Speak to local estate agents. It’s a good idea to get a feel for what’s on the market in your price bracket and preferred areas. They’ll sign you up to receive alerts when suitable new properties come on to the market. You’ll also need to book that all important valuation of your own property. Which leads us nicely on to…

4.      Get your own house in order. With your budget set and your requirements listed, you’re almost ready to start looking for your dream home. But are you ready to sell your property? Now is the time to tackle any DIY jobs that you might have been putting off. Try to see your home objectively, from the viewpoint of a potential buyer. Could it do with a lick of paint? Is the garden looking overgrown? Could the bathroom do with an upgrade? If you’re moving on, it can seem like a waste of money to sort out these issues, but spending a little bit of time, money and care now, could lead to you getting a higher offer for your home when the time comes.
