What’s the best time of year to sell your home? According to conventional wisdom, spring or perhaps even autumn are the ideal seasons for selling up. Many people believe that selling your home at any other time of year is a mistake that will end with your property stagnating on the market for months, or selling for less than it could have.
But is this actually true? Does the local housing market really take an extended summer hiatus? Granted, many people might be thinking more about going on holiday and organising childcare. But in our expert opinion, selling your home in summer isn’t the terrible idea it’s often made out to be.

The sun is shining (possibly!) and the sky is blue, so your property and its surroundings are looking their best.
Even if local buyers are on holiday, they’ll still have their phones with them and may well be browsing property sites whilst sunning themselves on the beach.
Selling houses is essentially a numbers game. The more people you have looking at properties, the better your chances of finding a buyer. But remember that more people will be putting their property up for sale in peak times, so you’ll have more competition. With fewer houses are on the market over summer, you can be confident that yours will stand out.
Tips for selling your home in summer
Make the most of the longer days by getting those DIY jobs done. Spend some time sprucing up your outdoor space and beautifying your beds.
Have your photos taken on a sunny day. Most buyers will see your property online first of all. Sunshine, blue skies and lush greenery will create a positive first impression.
Get at least three valuations from different estate agents, and don’t be tempted to go with the highest number. Pricing your property a little lower can help attract more interested buyers – remember, it’s a numbers game!
Bright, airy and tidy rooms are a must, so declutter, keep colours neutral and if you can, try to replace any heavy, dark soft furnishings. Add light to dark corners with well-placed lamps and ensure all blinds and curtains are fully open during viewings.
